The design stage is the most important phase of any project and we believe the key to a successful design is establishing a good working relationship with the client.
This is achieved by listening to and understanding your individual needs, giving us the clearest picture of exactly what you want for your project, creating a detailed design brief.
We study the brief and carry out a careful site analysis. This enables us to produce creative design solutions that meet and exceed our clients expectations in every way.
The design process is the same on all of our projects, from the smallest refurbishment to the largest housing development.
We offer FREE 1hr Design Consultations on all projects where we can discuss your plans, offer planning advice, establish a design brief and provide you with a quote for the design. Consultations are carried out in our offices or remotely via email, phone calls and a desktop study.
Having established the design brief we will carry out a Site Analysis Study and/or Site Survey, enabling us to provide you with the 1st draft of the design – our interpretation of your design brief. We will then sit down with you to discuss the proposals in detail and discuss any changes you may wish to make.
Changes to the Concept Design will be carried out and the drawing package is developed in more detail. If required other consultants will be appointed to the Design Team. A Design Team meeting will be held to ensure you are happy with every aspect of the design before submitting the application to council.
The Detailed Design Drawings will be developed to Preliminary Working Drawings with Construction Details and Technical Specifications. SAP Calculations will be carried out to show the Energy Efficiency of the Design and the Drawing Package will be submitted for Building Control Plan Approval.
We can oversee the Tender Stage of your project – advising on different procurement methods, establishing a select list of contractors, issuing the Tender Package, meeting with contractors and deal with their queries, assessing tender returns and appointing a contractor to carry out the work.
Once a contractor has been appointed and a programme of works agreed, we can oversee the construction phase of the project. We ensure quality of work on site and adherence to design specification by carrying out regular site inspections and dealing with all of the contractors queries.
